A demanding design and build contract which comprised of the major conversion and remodeling of a 1970s office building into 9 storey student accommodation, together with a single storey extension to the front, providing 179 studio apartments.
The existing brickwork clad reinforced concrete frame has been retained and refurbished with access via mast climbers with all glazing being replaced and the roof covering renewed.
Bathrooms pods have been installed after being delivered to site and lifted into position, this enabled us to meet the programme requirements whilst negating the need for storage on site.
Internally, the existing structure was fully striped back to a shell ready for the new partitions to form the new floor layouts. Due to the nature of the project, the acoustic performance is of exceptionally high specification to both walls & floors. The M&E system comprises of a full centralised plant located at ground floor and distributed via M&E risers to all floors. As part of the fire strategy of the building, new penetrations have been formed through the floors to create smoke vent risers to aid smoke extraction. A new lift system has been installed within one of the existing shafts.
This project has extremely high specification finishes throughout and is full turnkey, full construction and fit out including FF&E. The project has been delivered to a BREEAM ‘Very Good’ rating.
